Presidents' Day -Tax Appeal Time?- Tea party?

It's February 21 the kids are off from school (again) the ground is covered with Snow and you have 37 days to submit your Property Tax appeal. Here are a few tidbits, if you believe that your property is assessed at a value that is to high you have the right to appeal your property taxes. How does one go about that? Well head over to your local municipal offices and get a Tax appeal form fill it out and submit it by the deadline in your community usually April 1 except when a community has had a revaluation or reassessment then the deadline is May 1

Here are a list of towns that have done a revaluation or reassessment in our area, Bedminater, Bernards Twp. Bernardsville, Branchburg, Bridgewater, Far Hills, Flemington, Franklin Twp. Hillsborough, Millstone Boro, Peapack Gladstone, Somerville, Warren and Watchung.

60 Degrees of Seperation from Winter

Cool Well it was well worth the wait as today February 17 we broke the 60 degree mark here in Bridgewater and not to soon. The rising temp has also brought out the home sellers as today was a very busy day here at Team Gabrielski. We placed 2 homes on the market had price reductions on one other and scheduled several buyers for weekend showings.

As the weather changes so should your prospective if your thinking of Buying or Selling Real Estate this year. Branchburg & Hillsborough

Branchburg 08807,08854,08853 With access to all the major Highways Branchburg offers a wide range of homes for the consumer. The number of properties that sold in 2010 was 120 out of the 319 homes that were active. A nice ratio and  a list to sale price of 96% with a market time of 86 days. The Average sale price was $400,537not bad if you looking for a 3 or 4 bedroom home or town-home.  The 4 bedroom market was the fastest moving with an average days on market of 68 days looks like the move up families took advantage of the first time home buyers buying their homes and bought up. Keep an eye out for Cottagetokastle.com a new home staging, Estate sale/Moving sale company that's taking the community by storm.

 

Hillsborough with one of the most diverse housing inventories had 304 properties sold this past year. The list to sale price at 97% one of the top in Somerset County the average sale price $365,500 with the under contract price even higher at $404,895. A market place that offers  condos in the low 100's to large mini mansions well over $900,000. With farms and rural homes on more than one acre and lots of open space Hillsborough has become an place to live. The average days on market was 87 days showing an increase in demand of course the best kept well priced home are the ones that move first.  Hillsborough Township residents are now Welcoming Edible Arrangements at Nelsons Corner as one of the townships newest residents call today 908-231-2003 to order tell Adriana Al sent you.

Bridgewater 2010 House price statistics

Bridgewater & Martinsville Home prices for the year 2010

The Number of homes placed on the market this year reached 1023 with 397  Selling and homes closing. The average sale price in town was $435,627 with the greatest activity in the 3 and 4 bedroom units. A true indication of the impact of the first time home buyers entering back into the market. 271  of the 397 were 3 or 4 bedroom homes the average market time 76 days. In the 5+ bedroom homes we saw an average sale price of 713,005 and the average days on market was 87 days. The Bridgewater Market has made a bottom with entry level homes selling allowing move up buyers to take action.

Bernards Twp. Bernardsville and Far Hills Statistics

Bernards Township

813 homes entered the market in 2010 and 392 of them sold with an average sale price $621,900 the average market time was 72 days with homes selling at 96% of the list price. Over all this market saw greater activity in the 4-5 bedroom homes listed above $700,000 look for this market to continue to solidify this spring.

Bernardsville

With a great downtown, a train to New York and larger more expensive homes,  Bernardsville saw 298 homes enter the market with 88 selling The Market time in this area was 112 days with properties sell at 91% list to sale. This number shows the dynamic slowdown in the high priced homes with fewer buyers able to sell lower priced homes to move up to the high end. 26 of the sales in town were below 575,000 with 28 homes over 1.5 Million selling in 2010

Far Hills

One of the more expensive areas in Somerset County, Far Hills had 58 properties enter the market with 15 Selling the average sale price being $$$$ 1,378,233 with sales prices in the 3-4 million dollar range Far Hills saw the list to sale price at a low of 88%  with the 2+ million homes having a market time of 318 day almost a Year!!

Home owners here is! The 2010 Statistics for homes Sold in Bedminster in the past year.

342 properties came on the market 149 properties closed during the year the average time on the market of these properties was 70 days. That does not include if the property was re-listed because it did not sell with the previous Realtor. The List to Sale price on the average sale was 97% This ties Hillsborough as the highest list to sale ratio in Somerset County. The average sale price $379,755 and the Median Sale Price was $319,900.

The Greatest Activity we have seen was in the 2 bedroom condo and townhouse market were 94 of the 149 sales occurred average market time 55 days. Strong activity here, the average sale price was $309,900. Next in line was the 3 bedroom homes and units, 27 sold here and the average market time 136 days. Of course the highest priced homes saw the slowest activity and the list to sales price ratio showed this at 93%

Nothing to be alarmed about here as we have seen in the past few years the best priced and kept properties sell the quickest. Entry level homes have the greatest activity and with rates remaining low this will continue. The clock is ticking but activity has been fast and furious. This month alone I have placed  6 properties under contract in all price ranges and we listed  5 more homes for sale! Things are picking up and people are taking action in the face of all the bad news you hear. First time home buyers are getting homes under contract as we approach that April 30 Deadline for have a home under contract to get the tax credit. this is freeing up a lot of move up buyers as they now have offers on their homes. The only negative is that we have moved off the bottom for low interest rates 1/4 per cent move this week don't wait much longer  BUY BUY BUY You will never regret it. First Time Buyers OPEN the Market

The Tax credit is working Activity has increased since the tax credit was extended. Buyers are taking advantage of the opportunities and going under contract on entry level homes. This allows the move up seller/buyer to take on purchasing another home and moving the activity up the price point. Thank God

With the increase in this activity, price points that have been quiet are getting activity, recent listing I have had on the market have had multiple offers market time is decreasing and bids are stronger for the sellers. So if your in the market now is the time to move forward take action!
